Now-a-days I don’t normally do “new construction,” but I opened myself up to the possibility, and really took it on! This home was built as a speculative project on a .16 acre lot. This project was hands on by myself and one other man on all phases of construction, except for the underground and top out plumbing, concrete finishing, and all HVAC work.

Creating and tackling this project was a bold move at the time. It was a real “kick” for me, like getting back to the basics and remembering what lit me up early in my career to do this work.

Though challenging, this project was a real joy to be on from breaking ground to turn key!

Features:
3 bedroom, 2 bath, (1312 sq. ft.), with attached 2 car garage. The kitchen features American Woodmark Cabinetry with laminate counter tops, electric stove, dishwasher twin bowl sink and disposal. It also features a laundry room, (with overhead storage cabinets), built in pantry and separate linen closet, coffered ceilings in the master bedroom and dining room, vaulted living room and front bedroom ceilings, HVAC, Whole house fan, double pane vinyl windows, tile floors in the entry, kitchen/dining room, laundry, pantry, and both bathrooms, wall to wall carpeting on the balance of the floors, 8’ six panel doors throughout the home, ceiling fans and overhead lighting in all rooms, custom baseboard throughout, and bull nose corners.

Construction features:
Conventional 2x4 construction, 9’ walls throughout, R-13 wall insulation, R-38 blown fiberglass insulation, truss roof, (5:12 pitch), 200 amp panel with upgraded 12 gauge wiring throughout, “Smart Panel” siding, James Hardy lap siding, (fire proof), rain gutters and down spouts, and PABCO 40 year dimensional composition roofing.
